The lakes

Lake Maitland, Lake Minnehaha, Lake Sybelia and Lake Lily.

Maitland's lakes are part of what people mean when they say Maitland. Here are the facts, from the agencies that measure them.

  • Lake Maitland. About 438 acres with an average depth of 13.5 feet, and the lowermost lake in the Winter Park Chain of Lakes. About 75 percent of its surface lies in Winter Park and the rest in the City of Maitland. Lake Osceola and Lake Minnehaha are reached from it by navigable canal, and its water leaves through Howell Branch Creek over a weir at Howell Branch Road (City of Winter Park). The Orange County Water Atlas lists it at 449 acres; agencies measure differently.
  • Lake Minnehaha. 98 acres, in Maitland (Orange County Water Atlas). It flows into Lake Maitland and connects to it by navigable canal (City of Winter Park).
  • Park Lake. In Maitland, and also flows into Lake Maitland (City of Winter Park).
  • Lake Sybelia. 82 acres, in Maitland, in the Howell Branch watershed (Orange County Water Atlas).
  • Lake Lily. 5 acres, in Maitland (Orange County Water Atlas). On its shore, the William H. Waterhouse House at 820 South Lake Lily Drive, significant year 1884, is on the National Register of Historic Places (National Park Service).

A shared lake means two cities. A home on Lake Maitland can sit in Winter Park or in Maitland, and each city has its own rules for docks, permits and boating. Winter Park requires its boat sticker or a day pass to launch a motorboat on the chain (City of Winter Park). Check the city on the tax bill, not the lake name.

What it shows. Winter Park has the deeper luxury market and far more new construction at the top. Maitland has a lower median, a smaller $1 million tier and a share of the same chain of lakes. A buyer deciding between them should compare the two streets they are actually considering, closed sale by closed sale.

New construction and teardowns

Building new in Maitland.

New construction in Maitland is mostly one home at a time, on a lot that held an older house. The numbers are small, and they are dated.

  • Sold. Of the 31 homes in 32751 that closed at $1 million or more in the twelve months to October 26, 2026, three were built in 2025 or 2026. They sold for $1,399,900 to $2,000,000, a median of $541 per square foot. In Winter Park 32789, 37 of 208 were (Redfin sold records).
  • Lots. Three sales Redfin classifies as land closed in 32751 at $1 million or more in the same period, from $2,550,000 to $3,500,000. In 32789 there were twelve, from $1,025,000 to $2,280,000.
  • For sale. On October 26, 2026, Redfin showed two 2026 builds in 32751 listed at $1,800,000 and $4,999,000. It also showed a build on your lot program by OLO Builders in the Dommerich area, with plans listed from $1,098,225 to $1,258,125. Ask the builder exactly what that price includes.

Before you buy a teardown. The lot decides what you can build: zoning, setbacks, trees, lakefront rules and the city's review. Maitland and Winter Park each set their own, so confirm the envelope with the city that issues the permit. Florida HB 399 bars permit fees based on a percentage of construction value starting January 1, 2027, statewide, so ask how the fee will be set if your permit lands in 2027.

Buying new

Buying with your own agent.

On a new home, the builder's sales team works for the builder. Your own agent works for you on the builder's contract, the deposit, upgrades, change orders and inspections. On a resale, the listing agent works for the seller.

  • Register your agent at the first visit. Many builders require the buyer's agent to be present or registered at the first visit to pay a commission. Rules vary by builder.
  • Get compensation in writing. Since August 17, 2024, buyers sign a written agreement with their agent before touring. Get any builder or seller offer to pay your agent in writing before you sign the purchase contract.
  • Inspect in stages. On a new home, hire your own inspector for a pre drywall walk and a final walk. The walls only open once.

Who Matthew represents. In Maitland, Matthew represents buyers and sellers. At The Enclave in Winter Park he is a listing agent and works on the builder's side. We say which, every time. The full checklist is on buying new construction with your own agent.
